i am a branch manager at primelending, and i manage branches across the state of ohio andmichigan. we handle over 1500 loans in ayear, and we are located near one of the largest air forcebases in the united states, wright patt airforce base, so wehave a high influence of government loans for fha and va.so, what are some mortgages that maybe we would overlook or notknow about. there are so many differentneeds out there. we've got them anywhere from aconventional with a 5% down
payment, to jumbo financing whenthe loan is $417,000 and above. then, there are your governmentloans, which a few are your fha and va mortgages which allow alittle more flexibility. okay, now i've heard of them butcan we break them down to understand them a little bitbetter? fha stands for federal housingadministration. it was created back in the greatdepression to stimulate home ownership.it is insured by fha, so it's not the lender that's insured,it's fha that's insuring the
lender.okay. the lender then is the providerof the mortgage. so, that insurance covers thelender that, if the buyer defaults, the lender receives apercentage of coverage from the government, and that fhainsurance. and therefore can offer thebuyer less down-payment. yes.absolutely. okay.that down payment can be as low as 3.5%.wow.
that's incredible.it is. okay, so let's talk about theother loan. it was a va loan, so i'massuming veteran's administration?yes. yes.the va. veterans' administration.that was created back in 1944 and the purpose of that was tocreate affordable housing for military buyers.to qualify for a mortgage, there are time served requirements foractive duty military and retired
military.also, national guards and reservists are also eligible.another great benefit that many are not aware of, if you are aspouse and you've lost your spouse during the service, orfrom service connected disability, you are alsoeligible for va benefits. you know, they always say homeis where the heart is, and with these loans, it's true.they're making home ownership available to people that maybewould not have been able to without these loans.absolutely.
it allows flexibility with thedown payment requirements, because both of those loans areinsured by the government, it gives the lenders a lot moreflexibility to offer more aggressive terms for theindividuals. so, any other advice for newhome owners? take away the fears of owning ahome, and reach out to talk to a loan officer.they're there to inform you, to walk you through the step toguide you if you can buy now, in one of the many programs, or ifyou maybe need some time and

that ventilation only benefitsyour in the summer months, or in the hot climate areas.both are incorrect assumptions. before going through a re-roofjob, homeowners should really understand the roll ventilationplays in the overall performance of the roof.you know, a properly ventilated system, with proper intake andexhaust really manages heat and moisture.it reduces the likelihood of ice damming, and really contributesto a high-performance roof. you know it's important to alsostate that you don't have to
wait until you're re-roofingyour home to improve your ventilation.a lot of roofing contractors can do it to existing roofs as well.we've talked about ventilation before, but it can be kind ofcomplicated. it can.that's why, at owens-corning, we've tried ti simplify it withthe abcs of ventilation. abc.that sounds pretty simple, so tell me more about it.a is for ample. it's the proper amount ofventilation required to manage
heat and moisture, reduce thelikelihood of ice-damming, and really improve the overallquality of your roof system and roof assembly.a trained roofing contractor should analyze the home, analyzethe amount of proper intake, the current amount of exhaust, andmake a recommendation to the home owner to improve theoverall ventilation system. alright, up next, b.b is for balance, so, the proper intake ventilation matches theexhaust ventilation. what i mean by that is theamount of air flowing into your
attic is equal to the amountthat's going out of your attic through the exhaust so it's allabout balance, so it creates a stack effect, so that fresh dryair comes in through your intake vent, and forces that stalemoist air out of the exhaust vents.alright, i have a feeling c is coming up next.c is all about control, so it's controlling the air leakage intothe attic from the conditioned living space below, and pointswhere that moisture can leak in there are recessed lights, oreven bath vents and that puts
unwanted heat and moisture intoyour heat and attic, and if you don't have the proper area togo, it could really lead to premature degradation of theroof, and overall poor roofing performance.the average homeowner produces gallons of moisture every day intheir everyday activities. cooking, bathing, and withoutproper exhaust ventilation, that moisture has no place to go, andcan lead to mold, poor indoor air quality, or can impact theoverall performance of the system.conversely, if you have plenty
of exhaust vents, but verylittle intake vent, the air is just not moving, and you'resuffocating the system. that also can lead to poorindoor air quality, mold and also all that hot stale air willforce it down into it's living space, which will put someunneeded stress on your heating and cooling.how do we know if a home has an adequate ventilation system?there are a few key indicators. if you have an unfinished attic,inspecting the nails or the metal piping within the attic,if you see rust or it's just
abnormally hot in there, thatmay be an indicator that you have excess heat and moisturetrapped in your attic. the other indicator is for coldweather environment where we encourage homeowners to look attheir room compared to their neighbors.if their neighbor's roofs have snow on them, but their don't,that may mean they have excess heat and moisture that's meltingthat snow. it's that scenario that'sleading to ice damming and so we suggest that they contact atrained professional to do an
analysis on the roof to makesure that problem goes away. did you say ice-damming?i did. ice-damming is a wall of icethat forms at the lower eve. it's caused by hot areas of yourroof, or warm areas of your roof, that make that snow andice melt, and then it refreezes at the cooler portions along theeve. water gets trapped behind thatwall of ice and without a place to go, forces its way up underthe shingles and can cause a lot of damage to your insulation,your drywall, or even your
structural materials within yourroof. when most people think of roofventilation, they think of those spinning turbines, and those canreally be an eyesore. they certainly can.the other thing i tell homeowners is just because yousee them up there doesn't mean they're working properly.remember, without them, a proper amount of intake ventilation, noexhaust vent will work, so one of the tips we always share withhomeowners is to make sure their intake vents are free frominsulation, so they're not black
with insulation, and they're notpainted over, either. vent-sure ridge and roof ventsare designed to improve the aesthetics of the overall roof,and the performance. remember, we talked about thetotal protection roofing system. well, the vent-sure productportfolio is 2 of the 7. vent-sure intake and exhaust.so, soffit and inflow for intake, and ridge and roof ventsfor the exhausts. notice the soffit vents arelower than the exhaust vents because hot humid air rises,which creates a natural flow in

(music).the way i met amy was in my art appreciation class that i tookin my senior year of college. he started making me laugh andthat caught my attention, and he's always been able to make melaugh a lot. after todd earned a job as amechanical engineer, he and amy took advantage of a great offerand bought this home in south florida.when we first saw the house, i knew right away it was my dreamhouse. exactly what i envisioned whenwe got married.
the house could use someupgrades, and one of the areas todd and amy are looking for isthe dining room. put some crown molding and somechair rails in, and you know, really bring out the elegance ofthe room for us. i'm really into the diy thing,so i'm like "why not? let's do it."we got together with the team at woodgrain millwork and broughtin renee crill and joe wetstein to give helpful tips andsuggestions to enhance the space with molding.we will be installing finished
elegance by woodgrain, which isa new finished molding. it is more durable than yourtraditional molding. since finished elegance isalready finished white, amy and todd will first need to havetheir white walls painted with an off white paint to achieve acontrast between the molding and the wall.finished elegance is great for diyers, new diyers, because itinstalls in three easy steps. so, they just need to cut it,install it, nail it up, and then just touch it up with the waxfill stick, and the caulk and
it's done.so, it doesn't require the sanding, priming, and paintingand multiple steps of your traditional molding.joe wetstein is finished elegance's category manager, andis here to lend a helping hand to the inexperienced couple.the first thing we need to do is measure everything out andunderstand what the measurements are, and how much molding weneed to do the room. first, joe,todd and amy willwork on cutting the molding for thejudge's panel.
now that all of the pieceshave been cut, it's time to install themon the wall. we have pre-drawn our guidelinehere and we're going to go ahead and lift it up in place andbring it to so the bottom of the chair rail comes right to thisline. the chair rail is attached tothe wall with a nail gun, leaving the nails visible.woodgrain has got a solution for that.what we've got inside this touchup kit is a wax crayonfilled stick, and it is again
color matched to the finishedelegance white. we got a plastic scraper and abuffing pad, so all you've got to do is color inside the nailhole and fill it in with the wax.scrape the excess off with razor blade and buff it clean with thebuffing pad. the project is really shapingup. the chair rail and the judge'spanels are installed. now, all that's left to do isput up the crown molding. we've got, up there in the trayceilings, we've pre-drawn the
lines so that we've got a lineto hold the bottom of the crown right to that.todd, if you want to grab that piece right there on the floor,and yep we'll just go ahead and take it right up.the last step before completion is to apply caulking to thechair rail. we want to use this finishedelegance color match caulk and fill in all the gaps from wherethe walls may not have been completely straight, and anygaps also in the miters. once the molding is installed,the room will have a nice look
and feel to it.the white molding finished elegance will pop against theoff-white walls and it will really look nice, and will add anice feel to their dining room. alright, so we're done.what did you guys think of the finished product?absolutely loved it. the room looks fantastic.it completely changed the character.i cannot wait to bring my friends and family here to hostdinner parties. i think they're going to loveit.
